[Managing Reimbursement Requests](https://help.padder.com/commercial-operator#managing-reimbursement-requests) October 2, 2026 # Padder Lease Protection: Glossary of terms ## Plain definitions of the terms used in Padder Lease Protection requests. - **Base rent:** the monthly rent in the lease, not including taxes, maintenance or insurance. The warranty pays base rent only. - **Tenant rent default:** rent unpaid for at least 15 days, or the longer period your lease sets, after you've notified the tenant of the default the way your lease requires. - **Tenant Default Notice:** the form you send Padder when a default happens, and again each month while payments continue. - **Notice of Termination:** a valid notice ending the lease under the lease and the Commercial Tenancies Act. - **Warranty Limit:** the most Padder Lease Protection will pay in total, including eviction costs. It's on the first page of your agreement. - **Eviction costs:** third-party eviction legal fees, eviction service fees and court fees. Reimbursed once, up to $10,000, within the Warranty Limit. - **Re-listing:** making the vacant premises publicly available for lease on at least one commercial listing platform. - **Mitigation:** reasonable steps you take to reduce the loss, such as re-listing quickly and keeping records. - **Possession:** getting the premises back after the lease ends. - **Distraint (distress):** seizing and selling a tenant's assets to recover arrears while the lease is still in place. - **Relief from forfeiture:** a court order letting the tenant back in after termination. If the lease is reinstated this way, or by agreement, the warranty doesn't pay and any payments must be refunded. - **Arrears statement:** a dated record of rent charged, rent paid and the balance owing.
