Roommates & Responsible Parties
One policy per lease
Padder uses a one policy per lease model (not one policy per person).

If you have roommates, everyone on the lease is covered under the same Padder policy (Guarantor and/or Deposit, where offered).

The policy supports the full lease, not one person’s share.

You and your roommates are still jointly responsible for rent under your lease. Padder doesn’t split coverage by bedroom or person.
How to apply with roommates

One person starts the application and enters the property/lease details

They add each roommate’s email

Each roommate receives an email invite to complete their portion (details, documents, consents)

Padder reviews the household once everyone has finished

If approved and activated, one policy sits behind the shared lease
Important: Anyone who signs the indemnity is responsible for repaying Padder if a valid claim is paid under the policy.
When we may ask for a responsible party (supporter)
In some cases, Padder may ask for a responsible party (a supporter). This can help strengthen an application.
We may request this when, for example:

Everyone on the lease has limited/no Canadian credit history, or
-
Income/savings are close to the minimum required, or
-
Recent credit challenges mean added support is needed
A responsible party typically:

Has stronger income and/or credit (often a parent/guardian/relative)
-
Does not live in the unit and is not added to the lease as a tenant

Can help unlock an approval that might otherwise be declined
