What documents do I need to apply?

Whether you’re applying for Padder Guarantor or Padder Deposit, you’ll be asked for a small set of documents so we can confirm your identity, further underwrite your application, and complete a soft credit check where applicable.

It depends which product and which application flow you’re using:

  • Padder Guarantor or Padder Guarantor + Padder Deposit → you’ll usually be asked for a full set of documents.
  • Standalone Padder Deposit (you already qualify for the lease on your own) → you’ll only be asked for your SIN and some basic lease details.

You won’t always be asked for every item below, but this is what to have ready:


Required for most Padder Guarantor applications

1. Government-issued photo ID

Used to verify your identity and match your application to the correct credit profile (where applicable).

Examples:

  • Passport
  • Driver’s licence
  • Provincial/territorial photo ID card
  • Permanent Resident Card (if applicable)

2. Proof of employment and/or income

We use this to confirm that your rent is affordable relative to your income.

You may be asked for one or more of:

  • Job or employment letter
    • On company letterhead (when possible)
    • Shows your role, employment status, and income
  • Recent pay stubs or income statements
    • Typically from the last 2–3 pay periods
    • For hourly, salaried, or part-time roles
  • Contract or offer letter
    • For new roles, contract work, or fixed-term employment

3. Bank statements and proof of savings (if applicable)

Sometimes we’ll look at savings as an additional comfort factor.

Examples:

  • Recent savings or chequing account statements
  • Other accounts that clearly show available funds

4. Visa or immigration documents (if applicable)

If you’re a newcomer, international student, or temporary resident, we may ask for:

  • Study permit
  • Work permit
  • Visitor record or other immigration documentation
  • Permanent Resident Card (if applicable)

This helps us understand your status and expected length of stay in Canada relative to your lease term.


SIN and soft credit check

For Padder Guarantor (and when you’re adding Padder Deposit in the same application flow), you may be asked to provide your Social Insurance Number (SIN).

  • We use your SIN to run a soft credit check:
    • This does not impact your credit score
    • It helps us accurately match your file and speed up your application

Standalone Padder Deposit: what’s different?

If you’re using the standalone Padder Deposit application (you already qualified for the lease on your own and your landlord is just offering Padder Deposit instead of a traditional Last Month’s Rent deposit):

  • You’ll typically be asked to provide only your SIN
  • You won’t be asked to upload income documents, bank statements, or ID in that flow
  • The primary applicant is the one who:
    • Completes the Deposit application, and
    • Is indemnifying Padder if a valid claim is paid to the landlord
