Can I transfer Padder to a new unit or landlord?

Padder policies are typically tied to one specific lease, unit, and landlord. It usually doesn’t “move with you” automatically, but in some cases we can review a transfer.

When a transfer might be possible (case by case)

A transfer may be possible only in limited situations, for example:

  • You’re moving to a different unit with the same landlord or property manager, and
  • The building is still partnered with Padder, and
  • Your new lease terms are broadly similar (rent, term, occupants, etc.).

In these cases, Padder may be able to:

  • Treat it as a policy change rather than a brand-new policy, and
  • Update your existing Padder Guarantor or Padder Deposit to match the new unit/lease.

Even then, it’s not guaranteed:

  • Padder will need to review the new lease,
  • Reassess risk (and possibly adjust pricing), and
  • Confirm in writing whether a transfer or amendment is possible.

When a new application is required

You should expect to submit a new Padder application if:

  • You’re moving to a new landlord or different property manager, even in the same city
  • You’re moving to a building that is not partnered with Padder
  • The product changes (e.g., you used Padder Guarantor before, but the new landlord only uses Padder Deposit, or vice versa)
  • Your rent or household changes significantly
  • Your existing policy term has ended with your old tenancy

In these scenarios, your previous Padder policy ends with the old lease, and the new landlord/lease would need to be underwritten on its own.


How to request a review

If you’re thinking about moving and want to know whether your Padder coverage can transfer:

  1. Reach out to Padder before you move or sign the new lease
    1. Contact Padder support.
  2. Include key details
    1. Your full name
    2. Current building and unit
    3. Your existing Padder policy or invoice number (if you have it handy)
    4. Details of the new unit/lease:
      1. New address and unit
      2. Landlord or property manager
      3. Monthly base rent
      4. Lease start date
  3. Padder will review and confirm next steps
    1. We’ll let you know if:
      1. A transfer/amendment is possible, and what that looks like, or
      2. You’ll need a new application for the new lease.

Until Padder has confirmed in writing, you should assume your existing policy does not automatically cover a new unit or landlord.
