What Padder does not cover
Padder products are designed to protect your landlord’s base rent only, in specific situations. They do not cover everything that might go wrong in a tenancy.
Here’s what is not covered by Padder Guarantor or Padder Deposit:
No coverage for damage, bills, or extra charges
Padder does not cover:
- Damage to the unit or building
- Cleaning or repair costs
- Utilities (hydro, gas, water), internet, or cable
- Parking or storage fees
- Key/fob replacement charges
- Fines, penalties, administrative fees, or NSF/late fees
- Legal fees or Landlord and Tenant Board costs
You remain fully responsible for these under your lease and local tenancy laws.
No coverage for rent outside policy caps
Padder only covers base rent, and only up to the limits shown in your policy.
Padder does not cover:
- Any amounts above your policy limit
- Padder Guarantor: more than the maximum months of unpaid base rent listed in your agreement
- Padder Deposit: more than one month of base rent (last month’s rent only)
- Padder Guarantor: more than the maximum months of unpaid base rent listed in your agreement
- Annual rent increases: coverage only applies to the initial monthly base rent agreed at lease signing. If your landlord raises your rent during the lease, your Padder policy and indemnity do not change.
No coverage if there’s no active Padder policy
Padder can only respond if there is a valid, active policy that matches your lease.
That means no coverage if:
- You started but didn’t finish the Padder process (never signed, never paid, or were declined)
- Your lease never went ahead or changed to a different unit/landlord without updating Padder
- The issue happened before your policy start date (your lease start date) or after your policy ended
