Who can apply for Padder Guarantor?
Any renter can apply for Padder Guarantor as long as:
You’re renting at a Padder-partner property
Many applicants are financially responsible but don’t fit traditional screening boxes.
Who Padder Guarantor is especially helpful for
Padder Guarantor is designed to support renters who might not meet traditional approval criteria, including:
- Newcomers to Canada and international residents
- International and domestic students
- Recent graduates or early-career professionals
- Self-employed, contract, or gig workers
- Renters with a thin or lower credit profile
- Anyone who doesn’t have a local co-signer or guarantor
In these cases, Padder gives your landlord a structured, insured alternative to help them turn a “no”, into a "welcome home."
Minimum criteria
While every application is reviewed individually, Padder generally looks for:
- Ability to afford the rent
- Demonstrated income, contract work, or regular financial support
- And/or sufficient savings to comfortably support the rent
- Basic credit and payment history, where available
- We consider overall patterns and context, not just a single score
- Where permitted and consented to, we may use a soft credit check (no impact to your score)
- Valid documentation
- Government-issued ID
- Proof of income and/or savings
- Proof of employment
- Visa/immigration or PR documentation, if applicable
- Proof of enrolment if you’re a student
Meeting these doesn’t guarantee approval, but they’re the types of factors Padder uses to decide if we can safely stand behind your lease.
