Acceptable Proof of Relisting

Padder’s warranty helps cover lost rent once you’ve taken reasonable steps to re-rent the unit. Proof of relisting confirms that you’re meeting this obligation, so we can process your reimbursement request quickly and fairly.


What counts as Acceptable Proof of Relisting?

Your proof must clearly show that the unit has been actively listed for rent. You can provide any of the following:

  • A public rental ad — a clear screenshot or copy of a live ad on platforms like Rhenti, Rentsync, MLS, Zumper, RentBoard, Kijiji, Facebook Marketplace, or a comparable site.
  • A signed listing agreement — with a licensed real estate agent or brokerage.
  • A dated system record — an export or screenshot from your property management software showing the unit marked “Available” for rent.
  • Advertising invoices or receipts — from paid rental ad placements.
  • Written correspondence — with your leasing agent, or tenant applicants confirming active marketing efforts.

What your proof must include:

  • The full property address (matching the defaulted lease)
  • The date the unit was re-listed (must be within 7 days of regaining possession)
  • Visible contact information or evidence that the ad is active and public
