Step-by-Step Guide to Applying for Padder Lease Coverage

Getting started with Padder Lease Coverage is simple. Your landlord will send an email invitation to apply for a Padder guarantee during the leasing process.


The Application Process

1. Landlord Invitation

  • The landlord determines if a Padder Lease Coverage guarantee is required before signing the lease.
  • The landlord enters lease details, selects the rental income protection limit, and invites you to complete the application.

2. Registration and Custom Quote

  • Complete the application.
  • If approved, receive a personalized quote based on your risk profile.

3. Payment

  • Pay the one-time annual program fee to activate your guarantee.

4. Confirmation of Protection

  • Both you and the landlord will receive confirmation of the Padder guarantee.
  • Once complete, the lease can be finalized, including the Padder addendum provided to the landlord through their Padder account.

Getting Started

Invitation emails from your landlord to begin the Padder application process will be sent from noreply@padder.com.

Tip: If the landlord has confirmed the invite was sent, but it is not visible in the inbox, check the spam/junk mail folder.

  1. Click the "Join Now" button in the email or use the link provided below the button to begin.
  2. Enter the following details:
    • First Name & Last Name
    • Phone Number (Use country code +1)
    • Create a Password
      • Password must be at least 8 characters, containing:
        • At least one uppercase letter
        • At least one number
        • At least one special character (e.g., !, @, #, $, %, &)
    • Optional: Opt into Padder news and updates by selecting the checkbox.
  3. Click Continue.

Account Verification

  1. A verification code will be sent via email from notifications@accounts.dev.
  2. Enter the verification code in the pop-up window to authenticate the Padder account.

Confirm Lease & Business Details

  1. Confirm the rental property address entered by the landlord.
    1. If incorrect, select "Make Changes" to update the address.
    2. Click "Submit Changes" to apply updates.
  2. Click "Confirm" when all details are accurate.
  3. Confirm Monthly Rent Amount.
  4. Confirm Occupancy Date (the date possession is taken, or move-in is scheduled).
  5. Confirm Lease Commencement Date (lease start date).
  6. Confirm Full Name (must match identification documents).
  7. Confirm Lease Holder – Select whether the lease will be under the tenant's name or the company’s name.
    1. If applying under a company, provide the business name.
  8. Confirm Business Entity Type:
    1. Individual(s)
    2. Corporation
    3. Trust
    4. Partnership
    5. Other
  9. Provide the company’s current address (if applicable), including:
    1. Street Address
    2. Unit Number (if applicable)
    3. City
    4. Province/Territory
    5. Postal Code
  10. Review all details for accuracy, then click Next.

Submit Required Documentation

  1. Required Documents Include:
    • Business & Legal Documents
      • Articles of Incorporation (if applying as a corporation)
      • Partnership Registration (if applying as a partnership)
    • Lease-Related Documents
      • Completed Lease Application (for the commercial space being leased)
    • Financial Documents
      • Two Years of Financial Statements (Income Statement & Balance Sheet – Last Fiscal Year)
      • Bank Statements (Last Six Months)
    • Identification
      • Government-Issued Photo ID

Finalizing the Application

  1. Review all provided details for accuracy.
  2. Click "Submit" to finalize the application.
