What documents are required from the tenant during the application process?
A breakdown of what your tenants will be asked to submit.
To complete a Padder Guarantor application, tenants must provide key details to verify their identity and financial stability. They will be asked to either link their bank account securely through Plaid or upload supporting documents manually.
Tenants are required to submit:
- Government-issued photo ID (e.g. driver’s licence, passport)
- Residency status (Canadian Citizen, Permanent Resident, or Visa Holder)
- Lease details (address, unit number, move-in date)
- Personal details (current address, phone number, date of birth, employment status)
If the tenant does not link their bank account through Plaid, they must upload:
- Proof of income (e.g. pay stubs, tax returns, employment letter)
- Bank statements (if income is not direct-deposited or for self-employed applicants)
- Proof of savings (if applicable)
