What happens if a tenant defaults on rent?
Step-by-step support when a tenant stops paying.
If a tenant covered by Padder Guarantor defaults on rent, here’s what happens:
- Enforce Your Lease
Continue to enforce the lease through your usual process, following your internal procedures and local tenancy laws.
- Notify Padder
You must notify Padder of the default within 45 days of the missed rent by submitting the Notice of Tenant Default in the Reimbursement Request Centre linked in your Padder Portal.
- Submit Reimbursement Request
Once you’ve regained legal possession of the unit, submit your Reimbursement Request Form within 60 days, along with supporting documents (e.g., signed lease, arrears ledger, move-out confirmation). Your Padder representative will provide the form and help if needed.
- Receive Reimbursement
Padder will review your request within 1–3 business days and issue payment for eligible rent loss within 5–10 business days of approval, up to your policy limit.
