What Should You Do When You Receive This Email?
While no action is required, this update is a great opportunity to support tenants through the process and ensure faster approvals. Here’s how:
1. Identify Missing Lease Details
If an applicant is approved but missing lease details, the email will show blanks for:
- Lease Start Date
- Lease End Date
Until we receive lease details, the tenant cannot finalize their Padder Lease Protection purchase.
To move them forward, reply to the email with the missing information using this format:
Copy and paste the following:
-
Leaseholder Names:
-
Lease Term: (Include all free & paid months, excluding early occupancy)
-
Lease Start Date:
-
Lease End Date:
-
Gross Monthly Rent:
-
Free Rent Amount ($): (Excluding early occupancy)
-
Rent Due at Lease Signing ($): (NOT including security deposit)
2. Check for Incorrect Lease Details
If an applicant’s lease start date, end date, rent amount, or unit number is incorrect, reply to the email with the correct details so we can update the application and ensure accurate protection.
3. Monitor New Applications
Use this email to track which of your applicants have applied.
-
If an applicant has started the process but hasn’t finalized their Padder Lease Protection yet, they will appear in the email.
-
If their lease details are missing, you can send them to us by replying to the email.
4. Look for Stalled Applications
If you notice the same tenants appearing in every update, they may be delayed in completing their application.
-
Check the approval date column or scan the applicant names to identify stalled applications.
-
While Padder sends reminders, you can also check in with the tenant directly to encourage them to finalize their application.
Understanding Application Statuses
Your email will list each applicant’s status under Padder Application Status. Here’s what they mean:
Status | What It Means |
---|---|
Pending Completed Application | Tenant started their application but has not finished it. We cannot process their request yet. |
Pending Co-Tenant | Tenant completed their application, but their co-applicant has not yet applied. |
Under Review | Padder has received the application and is reviewing it. A decision will be made within 24 hours. |
Approved | The tenant has been approved, but lease details are missing. They cannot proceed without this information. |
Signature / Payment / ID Needed | The tenant is at the final step but still needs to sign their agreement, submit payment, or upload ID. |
Not Finding This Email Useful?
You can opt out by replying to the email and requesting removal from the update list.
However, keep in mind:
For tenants who haven’t completed their application, this email is your only notification until they finish the process.
This is also your reminder to provide lease details for tenants who were approved before their lease terms were finalized.
If you opt out, you will only receive one lease detail request at the time the tenant submits their completed application.
