What steps does Padder take before a landlord can request reimbursement?

Before a landlord can request reimbursement, Padder takes the following steps:

When a tenant covered by Padder Guarantor defaults:

  1. You submit a Tenant Default Notice — within 45 days of the first missed rent payment.
  2. Padder assigns a Representative — within 1 business day, your dedicated Padder Rep will handle your file.
  3. We confirm lease enforcement — ensuring your team has started your standard process.
  4. We attempt to resolve it — Padder will contact the tenant directly and try to recover the rent on your behalf.
  5. If unresolved, you continue enforcement — you follow through with eviction or other lawful measures to regain possession.
  6. Submit your reimbursement requestonly after you’ve legally regained possession and re-listed the unit for rent. Include all required supporting documents.
