What steps does Padder take before a landlord can request reimbursement?

Before you can submit a reimbursement request, Padder follows these steps:

  1. You submit a Notice of Tenant Default within 45 days of missed rent
  2. Padder assigns a Representative within 1 business day
  3. We confirm your lease enforcement steps are underway
  4. Padder will contact the tenant to attempt resolution and will provide updates to your team.
  5. If unresolved, you proceed with eviction or legal lease termination
  6. Once you regain vacant possession and re-list the unit, you can submit a Final Reimbursement Request form with required documents

This process ensures fair tenant outreach while protecting your right to recover losses.
