What steps does Padder take before a landlord can request reimbursement?
Before you can submit a reimbursement request, Padder follows these steps:
- You submit a Notice of Tenant Default within 45 days of missed rent
- Padder assigns a Representative within 1 business day
- We confirm your lease enforcement steps are underway
- Padder will contact the tenant to attempt resolution and will provide updates to your team.
- If unresolved, you proceed with eviction or legal lease termination
- Once you regain vacant possession and re-list the unit, you can submit a Final Reimbursement Request form with required documents
This process ensures fair tenant outreach while protecting your right to recover losses.
